Housing Diversity
• 173 apartment and ground-oriented homes;
• Range of unit sizes including 110 family-oriented homes (64% of units will be 2+ bedrooms);
• The project envisions contributing to the community through offering an affordability program which may consist of: o 17 Rent-to-own units; o 6 Lock-off units for rental; o Additional Developer Contribution of $200,000 to Affordably Housing Reserve Fund (AHRF). This fund will be over and above the existing $342,000 of AHRF as part of the CAC that the project has committed to and can be directed at the discretion of the council to Allocate the $542,000 towards building a custom-designed, 1600 SF Fully accessible unit within the building for and operated by non-profit housing provider Kinsight Community Society. Kinsight’s partnership with developer and City means the unit will be provided in perpetuity allowing them to deliver services and provide suitable accommodation for developmentally delayed community members for many years to come. • Smaller, less expensive units may qualify for CMHC’s First-Time Home Buyer Incentive (i.e. studio and 1-bedroom units)
